Louis A. Monti is a partner in the Real Estate department, based in our Boston office.

He represents clients, both public and private, in commercial acquisitions, dispositions, and financings across various real estate asset classes, including office, retail, senior living, hospitality and marinas, some of which are multi-state, portfolio transactions.

His practice includes a particular focus on the representation of real estate investment trusts (REITs) and he currently serves as the Practice Group Leader for our REIT Practice group. He also represents public and private clients in negotiating leases from both a landlord and tenant perspective.

In a national practice, he has advised on the acquisition of two biotech medical office buildings in Boston’s Seaport District for $1.2 billion; 38 senior living properties across 16 states for approximately $790 million; three marinas in Massachusetts for an aggregate purchase price of $20 million and the subsequent refinancing and recapitalization; three regional shopping malls in two states for $107 million; and the tallest office building in each of Hartford, Indianapolis and New Orleans. He has also counseled the borrower in a $513 million credit facility from Fannie Mae secured by 28 properties across 16 states.

Representative Client Work

  • Represented a client in the acquisition of two biotech medical office buildings in Boston’s Seaport District for $1.2 billion
  • Led a team of attorneys in the acquisition of 38 senior living properties across 16 states for approximately $790 million, including $151.6 million of assumed debt (including Fannie Mae debt), partially in a RIDEA-compliant structure, on behalf of a public REIT client
  • Represented a client in the acquisition and financing of three marinas in Massachusetts for an aggregate purchase price of $20 million and the subsequent refinancing and recapitalization of such marinas
  • Assisted a purchaser in the $45 million sale-leaseback of lab and office space in Florida
  • Advised a client in its acquisition of the tallest office building in each of Hartford, Indianapolis and New Orleans
  • Counseled borrower in $513 million credit facility from Fannie Mae secured by 28 properties across 16 states
  • Represented a client in obtaining a $40 million revolving line of credit secured by mortgages on five office buildings in four states
  • Advised on the acquisition of three regional shopping malls in two states for $107 million
  • Assisted a purchaser in a $220 million sale/manage-back transaction involving 10 hotels in five states
  • Assisted with the real estate aspects of the acquisition and restructuring of a travel center business operating approximately 150 travel centers in 39 states
